Israelis took a record NIS 13.8 billion in mortgages in December 2024, including a record high of NIS 3.2 billion in 'balloon loans' for new homes. The high amount is attributed to intensive marketing before the VAT hike and buyers' desire to avoid the higher 2025 purchase tax rate. This is the first time since July 2022 that monthly mortgage taking exceeded the NIS 10,000 threshold.
